Welcome to LeaseBoss AI. These Terms of Service ("Terms") govern your use of our lease abstraction API service available at leasebossai.com (the "Service"). By accessing or using our Service, you agree to be bound by these Terms.
If you do not agree to these Terms, you may not access or use the Service.
By creating an account, accessing the API, or using any part of our Service, you acknowledge that you have read, understood, and agree to be bound by these Terms, as well as our Privacy Policy.
You must be at least 18 years old and have the legal capacity to enter into a binding agreement to use this Service. By using the Service, you represent and warrant that you meet these requirements.
To use the Service, you must create an account by providing accurate and complete information. You may register using an email and password or through Google OAuth.
You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account. You agree to notify us immediately of any unauthorized access or use of your account.

We may impose rate limits on API usage to ensure fair access and service quality. Excessive usage may result in temporary suspension or additional fees.
Access to the Service requires an active monthly licence. The licence fee is charged in advance each month and renews automatically until cancelled. Current licence tiers and fees are published on our pricing page.
In addition to the licence fee, a fee of $20 is charged for each lease contract abstracted. An amendment to a lease already abstracted on your account is included at no additional charge. A document that fails to abstract is not charged. Per-contract fees accrue as they are incurred and are invoiced in arrears alongside your licence fee.
You may set a monthly limit on the number of chargeable contracts on your account. Once the limit is reached, further documents are held and are not abstracted or charged until you raise the limit or the month ends.
All payments are processed securely through Stripe. We do not store credit card information. By subscribing, you authorize us to charge your payment method for recurring licence fees and accrued per-contract fees.
If a payment fails, we may suspend abstraction on your account until the balance is settled. Data already abstracted remains accessible to you during any such suspension.
You may cancel your licence at any time; it remains active until the end of the period already paid for. Licence fees and per-contract fees already incurred are non-refundable. Any account credit held on your account is applied against per-contract fees before your payment method is charged, and is not refundable in cash.
We reserve the right to modify pricing at any time. Changes to your licence fee will be communicated by email before they take effect and will apply from your next billing period.
All content, features, and functionality of the Service, including but not limited to software, text, graphics, logos, and APIs, are owned by LeaseBoss AI and are protected by copyright, trademark, and other intellectual property laws.
You retain all rights to the lease documents you upload and the data extracted from them. By using the Service, you grant us a limited license to process your files solely for the purpose of providing the Service.
If you provide feedback, suggestions, or ideas about the Service, you grant us the right to use such feedback without any obligation or compensation to you.
The Service stores uploaded source documents, converted text, extracted fields, provenance, and related amendment and search data. This persistence is necessary to provide source viewing, portfolio search, review, and consolidated lease positions. Records are scoped to the submitting organization and are not made available to other customer tenants.
Lease content is retained while the lease remains in your account. Deleting a lease removes its source document, extracted content, and associated active records. Limited copies may remain temporarily in backups or where retention is reasonably necessary for security, fraud prevention, billing records, dispute resolution, or legal compliance.
Your use of the Service is also governed by our Privacy Policy, which explains how we collect, use, and protect your information.
You are responsible for ensuring that your use of the Service complies with all applicable data protection laws and that you have the necessary rights and authorization to process the lease documents you submit.
We work to keep the Service available but do not guarantee uninterrupted access. The Service may be temporarily unavailable due to maintenance, updates, third-party services, or circumstances beyond our control. No uptime commitment or service-level agreement applies unless it is stated in a separate written agreement signed by both parties.
We reserve the right to modify, suspend, or discontinue any part of the Service at any time with or without notice.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO:
You acknowledge that AI-powered parsing may produce errors or inaccuracies, and you are responsible for verifying all extracted data.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, LEASEBOSSAI AND ITS AFFILIATES SHALL NOT BE LIABLE FOR:

We may update these Terms from time to time. We will notify you of material changes via email or through the Service. Continued use of the Service after changes constitutes acceptance of the updated Terms.
These Terms shall be governed by and construed in accordance with the laws of the United States, without regard to its conflict of law provisions.
Any disputes arising from these Terms or your use of the Service shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association, except where prohibited by law.
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
These Terms, together with our Privacy Policy, constitute the entire agreement between you and LeaseBoss AI regarding the use of the Service.
